The re-arrangement of the residential mortgage industry has made a
tremendous impact on everyone. We have been able to weather the storm and
create opportunity where many have not seen yet.
As a hedge to the disappearance of the sub-prime market, we have increased
and redirected our resources to acquire more privatized funding sources. This
coupled with increased partnerships with both residential and commercial
lenders looks to bring about a promising balance of entrance and exit
strategies for our clients. We've added many new lenders handling International
deals, Churches, Energy deals, and other Venture Capital projects.
Residential mortgage turn around times have increased slightly from a 30 day
average to a 45 day average, due to the increased data verification processes
associated with the borrower and all other professionals providing services
connected to the loan.
As we saw in the late 80's and early 90's, this provides an excellent opportunity
for private individuals to earn greater returns on lending their own funds. As the
investment market here and abroad decline, this can provide a less riskier
environment for your IRA or 401k. Though the mortgage market is undergoing
great reconstruction, folks still need a place to live and prices are more in range
for average to low income families. FHA, GRANT money and similar programs
still exist, which can greatly help in home ownership. You can get ahead of this
potentially money making curve by acquiring these now low priced properties
and offering them to this emerging market of buyers.
